Here at CPC Property Sales we believe that when you sell your
Property, you should not be required to pay the earth for what is a
simple task if performed by a professional agent.
On the mid North Coast owners are asked to pay some of the most
expensive agent commissions in the country.
For example, in Sydney currently agent commissions average
between 1 and 2 percent, whilst Coffs agents are asking 3 to 4
percent.

Mid North Coast $500,000 $15,000 to $19,000
Prior to the market boom, average home prices were low
and it was not hard to find a four bedroom home for $150,000 -
$200,000. After the boom, in ‘today’s market place’ the average 4
bedroom home price is between $320,000 and $450,000. So whilst
agent commissions of 3 - 4% were justifiable pre-boom ($200,000 @
3.5% = $7000), in today’s marketplace the average agent’s
commission has increased from the 2002 figure of $7000 to $15750
($450,000 @ 3.5%).
We also must take into account the two main cost reductions (digital
photography and internet advertising), that have benefited the real
estate industry during this same period. The overall average increase
in agent’s commissions has been in excess of 125% over a 3 year
period, whilst marketing costs have reduced significantly.

most prominent difference between CPC and other agents you will
meet is we have chosen not to increase our profit margins as a result
of the property market boom.

- Pay the cost of a small car just to sell your home.
- Pay a different amount to your friend or relative who sold their
property with the same agent.
Our philosophy is very simple. We have calculated our costs in
exclusively marketing the average property and have set a fixed price
commission that does not change.
